Acquire property from out of town seller as Buyer's Agent.  Property encumbered with both a lease and sub lease, creating an inflated purchase price with rental income tax liabilities

Negotiated early buy out of both lease and sub lease direct from tenant to seller, resulting in significant reduction of purchase price and elimination of rental income tax obligations, dramatically improving ROI.

Acted as an advisor to the buyer identifying Class A office with 226,000 sq. ft. with 100% vacancy, in foreclosure.  Attended "Court House Steps" auction with buyer.  Networked successfully to new owners (previous lender) and convinced them to sell property after foreclosure, fully vacant (instead of leasing and then selling).  Once fully leased, should result in a 2x+ return.
